Painting Notice

Advantech Contracting Inc. has been contracted to paint at various points around the Woodwinds Community, including painting of balconies.

WATER SHUT-OFF for 2100-2110 Green Watch Way

Unit 2108 GWW # 301 has requested a water shut-off on Monday, February 22 from 10 a.m. – 1 p.m.  2100-2110 Green Watch Way are the affected units.  Paper notices have also been posted on all building entry doors.  Please make proper preparation for this shut-off.  Thank you.

Some Garden Units without hot water

Some garden-style units are currently without hot water.  This is most likely related to the power work that Dominion was performing earlier in the day.  Be assured that the property manager is working directly with Kiddco to resolve the issue ASAP.

10 Things to Know About Woodwinds Trash & Recycling Regulations

  1.  Trash regulations are part of the disclosure packet provided to all Woodwinds owners and are in effect from the time owners purchase their units. Regulations apply equally to owners and renters; owners are accountable for trash violations associated with their units.
  2. Woodwinds Association provides trash and recycling pick-up service for your convenience during scheduled times (your monthly association dues pay for this). You are responsible for trash disposal and recycling at all other times.
  3. Trash is picked up on Mondays and Thursdays. Recycling pick-ups are Thursdays only.
  4. Trash may not be put out before 8:00 pm the nights before trash pick-ups or after 6:00 am on the mornings of trash pick-ups. Do not set your trash out just because “it’s dark outside.”
  5. Your trash is your responsibility until it is on the garbage truck or at the dump. You may take your excess trash and recycling to the nearest waste disposal location on West Ox Road. Visit http://www.fairfaxcounty.gov/living/recycling for more information.
  6. If your trash is still at the curb at the end of trash day, you must retrieve it – it’s still your responsibility. Contact the property manager to find out if a special pick-up has been arranged. Don’t assume that someone else will take care of your trash and don’t leave it until the next scheduled pick-up.
  7. Common area trash receptacles are not to be used for the deposit of your personal trash that accumulates between regularly scheduled trash pick-ups. They are intended for the disposal of incidental trash, litter picked up around the community, and bagged pet waste.
  8. Cardboard is not trash. Do not set trash at the curb in cardboard boxes – it will not be picked up. Cardboard boxes should be flattened and set out with recyclable materials. (Pizza boxes are an exception; cardboard that comes in contact with food is NOT recyclable; pizza boxes should be placed in plastic trash bags for pick-up.)
  9. Disregarding the trash regulations has an impact – it detracts from the appearance of the community, attracts rats and ravens, and presents other health hazards.
  10. If this notice were mailed by our management company, it would have cost over $425 and would have been paid out of your association dues. The Board is working to keep the community clean and attractive – please help us.

Christmas Tree Disposal

Christmas trees will be picked-up with regular trash on Monday, January 4 and Monday, Jan 11, 2016.  Lights, decorations, and stands must be removed to ensure collection.

Woodwinds Attic Insulation Upgrade

Woodwinds has contracted with ECO Northern Virginia Insulation to upgrade attic insulation in all units.  Residents of all townhomes and third level garden condominiums must provide ECO Northern Virginia Insulation access to the attic space above their units so this contractor may inspect current insulation and any resident-installed electrical wiring, make repairs to attic fans and thermostats, and install new insulation up to the Department of Energy standard of R-49.

This insulation upgrade project will be performed from December 14, 2015 through January 30, 2016.  This project is financed from the Woodwinds reserve fund; there is no cost to affected unit owners.

ECO Northern Virginia Insulation will complete two units per day; the first appointment begins at 8:00 am, and the second appointment commences at 12:00 pm.  They will work Monday through Saturday (excluding Christmas Day).

Annual Meeting Update

The annual meeting of Woodwinds was scheduled for Tuesday, November 17, 2015.  Because too few owners attended, there was not a quorum, and an information meeting was held instead.  A board meeting was held Thursday, November 19, 2015, and the board approved the budget and fees for 2016 after discussing the treasurer’s report.  The board reappointed Eric Orr, Patrick Shageni, Teri Jaeger, and Gavin Wright to the board.  The board elected Eric Orr president, Patrick Shagena vice president, Teri Jaeger treasurer, and Gavin Wright secretary.  The at-large position remains open.  Woodwinds owners interested in applying for the vacant at-large position should contact the board at woodwinds-board@googlegroups.com.
